- Use "Featured Home" on realtor.com so your home is shown first.

- Use Virtual Tours on your home on MLS and most websites

- Put your home on a relocation network.

- Electronic lockbox that opens with a code operated electronic key and records the time of entry and idenity of the agent.  The lockbox will not open at all between 9:30 pm and 6:30 am.

- Light the sign during the late fall, winter and early spring when it gets dark earlier.

- Use area demographics to target market your home.

- Use direct mail in the area near your home.

- Provide a free Professional Home Stager consultation for your home.

- Put a brochure box on the sign with hi quality full color brochures.

-Put a toll free 24 hour info line and use it in ads and the sign.

- Contact sellers at least weekly to infom them about the progress on the marketing.

- Negotiate all offers using his experience negotiating with buyers, sellers, agents, presidents and vice presidents of major corporations and union/company.

  • MLS - Almost all Realtors use the Multiple Listing Service (MLS).  About half of the professional fee that sellers pay to have their home marketed and sold is offered to the 6000+ other Realtors in the area as an incentive to sell your home.  This is great for you because most Realtors specialize in working with buyers.  The vast majority of homes are sold by a Realtor other than the listing Realtor.  When you list your home, you want a Realtor who specializes in working with sellers and home marketing as we do.  You also want a Realtor who is trained in marketing luxury homes.

    I include additional photos and a Virtual Tour on your home on the MLS and several websites.  Space is limited to 255 characters on the MLS in the marketing comments section.  I use long descriptive captions on each photo, buyers love it.  Look around at other agents listings, most Realtors do not take advantage of this valuable marketing space. 

  • Internet Marketing - As home marketing specialists, we recognize the importance on the Internet in selling your home and we have become experts in it.  It is the fastest growing medium for marketing to home buyers.  The consumer has changed with the Internet and we have changed with them.

  • Sign - The sign may seem like a small part of marketing, but % of buyers found a home by the yard sign.  We capitalize on that and have added to improvements.

    • We added a 24 Hour Recorded Information Line.  Today's consumers prefer immediate information and to remain anonymous during the information gathering stage.  Buyers are more likely to call a 24 hour recorded information that to call the office or agent phone number on the sign.  When they call, they are asked for the address number. after keying that in on the phone, they will hear all the important information about your home.  They will also be asked if they would like to connect to the listing agent right now and if they would like the information sent by text to their cell phone.

    • Other than summer months, when it is light so late, we light our signs, so your sign is working for you longer.

  • Target Marketing - I send mailings and email to likely buyers for your home or people likely to know of buyers for your home.

  • Relocation Network - You home will be listed on several referral and relocation networks locally, nationally and internationally.

  • Communication - One of the complaints I hear about Realtors is that you never hear from them after they get the listing.  I call or email (client preference) all my sellers at least once a week to let them know what is happening with the marketing of their home, even of there are no good results to report.  I let them know how many Internet hits there were on their home on the websites that provide it, like MLS, Realtor.com, Point2Homes and Huff.com.

  • We also follow up on every showing  with the showing agent and report back to the you, the seller.
